Full Description: SOLD - Andromeda is a very spacious Ex Trawler houseboat project to complete - 14 rooms / spaces with potential for more, moored on a secure quayside mooring in Fleetwood docks, Lancashire. Would make a great family home or a fantastic & very profitable business as a unique Floating B&B / Trip boat - especially on the Lochs or Lakes - with plenty of accommodation space & a superb room below that would make a fabulous intimate Lounge bar/restaurant with a stage for live music or disco.....why not get some friends to invest in a share of this great business opportunity? You could share the costs of the Boat, the renovation and running costs - and ultimately the profits! You would have customers queing up to book a sightseing or fishing trip - and lay on a meal & entertainment too!! Video Tour at: http://www.youtube.com/watch?v=CEXq4LVClhQ or JUST SEARCH FOR 'Andromeda Video Tour - Greg ledder' There is also a Video of photo's of the conversion from day one - and another Photo Video of Peter Kay's visit to Andromeda! If you had the budget, went mad and spent £50K on completing this Boat to a very high standard of luxury, it would still cost you less than £100k in total - less than the price of some tiny two up,two down back to back houses - and you would have a huge floating home with tons of character and a fantastic way of life too!!! Reason for sale is due to my other half not taking to life on a boat and also no longer having the time or money to complete the project due to a new business venture so come and have a look and a chat over a cuppa! Price reduced for a quick sale!! 'Andromeda' is 67 ft in length overall, 22ft in beam (width) and has a draft of 11ft below the waterline. Surveyed weight was 64 tons - after removal of all fishing gear/winches etc etc. She was built in France in 1975 and is constructed of Oak planking on heavy Oak frames with a steel wheelhouse and a large aluminium shelter deck that now makes up the main accommodation area. Engine: Cummins 430 - starts on the button and runs very nicely! Last surveyed in 2005 - survey available to view. The survey confirmed that the boat was sound in 2005 but it will need to come out of the water soon for inspection / antifouling / anodes and any repairs that may or may not be needed on the hull or steering gear. We have lived aboard for the last 6 years & in that time we have done most of the hard work but there is still a lot to do - this is not a project that can be completed in a couple of months (unless you have a lot of mates to help you out!) so the new owner must be realistic & be prepared to spend some money and invest the time in this project so I must emphasise that it's definitely not for the faint hearted!! Don't let the fact that she looks rough on the exterior put you off - despite her present look, this boat is very solidly built. She will however need some time & hard work to get the exterior looking good including replacing several pieces of the planking on either side above deck level. There is some steel cladding to remove on the stern quarters which was used to protect the Hull from being damaged by the heavy steel trawl doors. The Boat comes with: * Newly fitted wood/multifuel stove (with a handy top oven!) which has a backboiler providing central heating to 9 radiators and will also provide hot water! Boat will be toasty warm in the coldest of winters! * A full sized calor gas Cooker (double oven + Grill) which is little used plus a brand new matching cooker hood / extractor. * Two microwave ovens - one of which is a combi-Microwave/convection oven/grill. * A washer/dryer - in very good cosmetic and working condition (still looks fairly new). * An under-counter larder fridge (old but still works well) * 32" Sanyo CRT TV + Freeview Box + DVD player. * Crockery / Cutlery. * Plenty of new 2" x 3" planed timber for partition work etc. Plus there will no doubt be other items if the buyer wants them. So you could move on straight away if you don't mind the lack of a shower onboard at present - but you can use the newly built Marina showers anyway if keeping the boat at Fleetwood for a while. The accommodation at present is as follows: *There is a large open plan area that encompasses the lower wheelhouse and has room for a large 'L' shaped saloon/lounge (approx 20ft long ) on the port side (Left) with 3 large aluminium portholes, an equal sized 'L' shaped space that we were originally going to use as the Galley/kitchen on the starboard side (right), a good sized separate dining area. The Galley is temporarily on the port side but was planned to be on the starboard side. Solid Mahogany planks (over 1.5" thick!) that make up the whole floor of this deck - these would look absolutely superb if stripped and re-stained or oiled. A lot of work but well worth it as hardwood planks of this quality and thickness would set you back a fortune! There is a huge hatch (5ft x 5ft) in the ceiling that we open in fine weather and it really does open up the space even more & lets the sun shine in - fantastic! There are two Portholes set into the hatch which let a lot of light in when the hatch is closed. *The master cabin/bedroom is 90% finished with a beamed and stained ceiling and T&G cladding to the walls, Built in wardrobes and cupboards plus a large opening porthole. There is mainly some painting and wardrobe doors & floor-covering required to finish off in here. *The second cabin is currently a blank canvas awaiting conversion but has a large opening porthole and a ceiling hatch. *A good sized room that will make a Bathroom with room for a decent sized shower cubicle. *A large room in the fore peak/bow that would make a third cabin with room for an en-suite. *The hold is a huge 30ft x 22 ft (approx) with 8ft of headroom. The Floor has been replaced and a wooden staircase installed. Currently empty, this could be converted in to another two large cabins or three medium sized ones - or it would make a great on-board Cinema/Gym/Games room/Workshop?. *Moving aft: There is the original captain's cabin which is a small but useful space - large enough for a single bunk. *The original Galley/kitchen which is currently being converted to a utility room/possible Galley and has cupboards, a nearly new Creda Calorgas full size cooker with double oven / matching cooker hood and a washer/dryer. Recently had a new PVC window. *A hallway / cloakroom area - recently lined out and had a new PVC window. *The original toilet/shower room which is currently being converted to a small toilet/washroom - has a full width white gloss cabinet with 10 blue LED lights in the plinth,a very nice ceramic sink with hot and cold running water via an under-sink electric water heater. Currently has a standard porta potti type loo but you could fit a conventional type with a pump-out waste tank. *The engine room is very spacious with tons of room all round the engine and at least 7ft of headroom - it does need a damned good clean up and re-paint to make it look good and there are some redundant hydraulic pipes and electrics to get rid of but it's a great space to work in. The fuel tanks are Huge - not sure of capacity but they hold A LOT!! - a few thousand litres - perhaps too big for general cruising unless you're thinking serious long distance! They will need cleaning out as recently the diesel went a nasty brown colour so I've emptied the tanks and have set up a temporary tank (approx 225 litres) to run the engine. No point in keeping two huge tanks full of diesel when it is only needed to run the engine for now! No alterations have been made to the original tanks - I have removed the inspection covers on the Main tank & Day tank and both tanks look to be in excellent condition! Have left the covers off for now so tanks can be inspected by interested parties. *The wheelhouse is a good size with windows all round and is a real sun trap. It has had a brand new Mahogany door fitted around 3 years ago. There is some welding needed to the starboard rear corner of the wheelhouse. *Below the rear deck is the original crews quarters that had 8 bunks but has been stripped and is ready to be fitted out - could be used as a store room or more cabin space?..would be ideal to house the compressors for a Dive Boat! The steering gear is also located here. *The rear deck is a good size and is ideal for chilling out or BBQ?s! *The upper deck has acres of space - you could hold a full blown party up there with no problems! You could also fit 2 x 8metre RIBs up there in front of the wheelhouse - with room to spare - again, ideal for Diving use! If you need any further info just ask. This is of course a CASH sale and the Boat is sold as seen with no guarantees or warranties!! Buying a boat of this size is a huge undertaking so please be absolutely certain before you proceed with the purchase. You are welcome to view as many times as you need to & please feel free to bring along any knowlegeable people you need to help you to make the right decision. I want the new owner to be 100% happy with the boat before handing over any money as once a deal is done - it's done! The Boat will only be released after full payment has been received.
